Ashley Woods
Ashley Woods is located in the southwest corner of Granite Bay,
near the Roseville border at Sierra College Blvd. Lots in Ashley Woods
are "city lot" sized, on the order of .25 acres or less. Typical homes
are custom built, and are predominately contemporary with some other styles
mixed in. Because of the smaller lot sizes and the location on the side
of town without the beautiful views of Folsom Lake, real estate in Ashley Woods
is quite affordable by Granite Bay standards.
Douglas Ranch
Douglas Ranch is located in western Granite Bay, north of Douglas Boulevard and about a mile
east of Sierra College Boulevard. Lots about 1/2 acre in size are common, with custom luxury
homes larger than 4,000 square feet.
Eden Roc
One of Granite Bay's northernmost subdivisions, Eden Roc is located near the border with Loomis.
Also, Eden Roc is less than a mile from Folsom Lake, and the hills of Eden Roc offer many of the
homes either spectacular views of the lake to the southeast, or of Folsom city lights to the south.
Typical lots in Eden Roc are between 1 and 2 acres in size.
Granite Bay Hills
Granite Bay Hills is located in the south of Granite Bay, between the Folsom
Border and the elegant Granite Bay Golf Club. This area features custom homes
on lots that are typically about an acre or just under an acre.
Hidden Valley
In the eastern part of Granite Bay not far from Folsom Lake lies Hidden Valley. One of Granite Bay's older
subdivisions, many homes in Hidden Valley were built in the 1960s and 1970s, and therefore tend to be smaller overall
than homes built more recently, though still substantial at an average just under 2400 square feet. These homes are typically
on beautiful, treed level lots of about one acre in size.
Hillsborough
Just down the street from Ashley Woods and near the border of Roseville,
Hillsborough is close to schools and everything. The neighborhood features
terrific custom homes built in the late 1980s and throughout the 1990s. Lots
of .2 acres to over a quarter acre are common. Families enjoy the amenities
of Hillsborough Park, which features two play areas, swings, a baseball diamond,
picnic areas, and more.
Lakeland
Just south of Hidden Valley on the east side of Granite Bay lies the Lakeland subdivision.
Expect to find three and four bedroom homes built in the 1970s on lots generally between
one quarter acre to one half acre.
Los Lagos
Located in the northeast corner of Granite Bay, the beautiful Los Lagos subdivision features a
variety of custom homes. Typical lot sizes in Los Lagos vary from just over 1/2 acre to 2.5
acre lots. An appealing mix of styles awaits you here, from Country French to Mediterranean
to Contemporary. Home construction is ongoing in Los Lagos, with some new homes available at
certain times. Much of this neighborhood was built out from the 1990s through today.
Wexford
Just north of Folsom and Orangevale in Sacramento County, with some homes just
a short walk south of the Granite Bay Golf Club, lies the stately Granite Bay subdivision
of Wexford. An established Granite Bay community, many of the homes in Wexford
were built in the early 1990s. You won't find the squalor of ticky-tacky homes
in Wexford. These are custom homes featuring a variety of compelling styles and architectures,
on exquisitely landscaped lots.
